PropData - Portfolio & Market Analysis

Our client, a large commercial landlord in the UK, wanted to gain insights into their own portfolio of properties and compare standards against market trends, material costs, and service rates in the industry. As the data analysts, our role was to collect and analyse both primary physical data and secondary market data to provide the client with actionable insights.

We began with conducting a thorough review of the client's property portfolio, analysing each property's age, condition, size, location, and current values. We also collected data on any recent renovations or repairs that had been carried out, along with the associated costs.

We then compared this data against market trends, using industry reports, market analysis tools, and expert insights to identify any discrepancies or opportunities for improvement. We looked at the latest developments in the market, including new construction methods, materials, and technologies, as well as changes in service rates for maintenance and repairs.

Our analysis revealed several areas where the client's portfolio was not keeping pace with market trends. For example, we identified several properties that were in need of significant upgrades and renovations to improve their rental value and attract high-quality tenants. We also identified several areas where the client could save money on maintenance and repair costs by adopting more modern construction methods and materials.

Using this insight, we developed a set of recommendations for the client, including a phased plan for upgrading and renovating the portfolio, accompanied with cost estimates and projected returns on investment. We also provided guidance on selecting contractors, sourcing materials, and managing the construction process to ensure that the work was completed on time and within budget.

Overall, our analysis provided the client with valuable insights into their own portfolio and helped them to identify areas for improvement and opportunities for growth. By combining primary physical data with market trends and insights, we were able to provide a comprehensive and actionable plan that will help the client to maximise the value of their portfolio and stay ahead of the competition in the highly competitive commercial property market in the UK.
